It is a given that the lodger is expected to keep working hours, or at least respect them – no
disruptive noise after 10pm and before 6am. All portable personal belongings to be kept in their
room. No additional plug-in heaters in the room. Any breach of these and they will be liable to be
given notice.

Please think about an inventory list of all the items in the room to ensure no misunderstandings and the safe return of any deposit.

The homeowner also needs to respect the right to privacy of the lodger so no unnecessary entry to
their room etc.
